Hoadleys Holiday Rentals


Co-hosts/owners, Anne and Steve, welcome guests warmly and strive to ensure the highest standards in hospitality, cleanliness and service.

The following terms and conditions apply to bookings and stays.

These Terms and Conditions are between and shall bind Hoadleys Holiday Rentals and the guests who book our property. Nothing in this booking contract infringes your statutary rights.

Guests agree to abide by the regulations set out in our original property information. No more people can stay at the property than originally expressly authorized. Any instance of not abiding by our property regulations will be treated as a cancellation by you and we will be under no obligation to refund you for any fees already paid to us. Any refund will be at our discretion.


Include free parking strictly available for paying guests only – electronically secure underground parking for one vehicle at Cedars On The Lake and off street parking for two cars at Wellington East Marina house. Tariffs are quoted in Australian dollars and subject to change prior to deposit and confirmation of booking.


Booking Deposit – 20%

Book a property by making the payment specified in the initial quote provided to you by Hoadleys Holiday Rentals. The booking contract shall be effective once the deposit or full payment has been received and you have received a confirmation email which includes the Cancellation Policy.

If paying an initial deposit followed by a balance then both payments must be made within the specified dates. You shall be required to pay the applicable Damage Security Fee and Cleaning Fee as part of your balance payment. Please check the details of Quote or Booking Request before making any payment, as well as the Confirmation email, and inform us of any errors or omissions. If the balance payment due is not paid in full and on time we shall be entitled to treat your booking as cancelled by you.


Electronic Funds Transfer (Australian Banks only – your surname is Transfer Reference) / Paypal / Cash


If you need to cancel or amend your booking you must email us as soon as possible. A cancellation or amendment will not take effect until we receive confirmation from you.

Cancelling 7 days prior to check in – full refund

Cancelling less than 7 days prior to check in – 10% fee, remainder refunded

If a booking is cancelled 24 hours or less before arranged check in time the guest will be charged for the first day’s booking (excluding Cleaning Fee) and will be refunded the balance. If the guest does not arrive at the property within 24 hours of the scheduled arrival time without notifying us, then we shall be entitled to treat your booking as being cancelled.


We would not expect to have to make any changes to your booking once it is agreed between you and us but sometimes problems occur and we do have to make alterations, or very rarely, cancel bookings. If this happens we will contact you as soon as is reasonably practical and inform you of the change to your booking or cancellation. If the property becomes unavailable for a booking owing to unforeseen circumstances, eg. storm, fire or illness, guests will be promptly notified. In these circumstances Hoadleys Holiday Rentals will have no liability to the guest.

We will refund you for any fees already paid to us. However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your holiday (including, and without limitation, fees for travel, entertainment, activities or insurance).


This covers breakages, damage and soiling if it is determined by Hoadleys Holiday Rentals that the property is not left in an original state at the end of the stay, with reference to photographs and repair quotes, Damage Security Payment will not be refunded.


WiFi can be made available but guests are liable to pay any extra fees incurred due to excessive data downloads.

Note: Hoadleys Holiday Rentals reserve the right to reject booking requests and may alter these terms and conditions for specific bookings.
